LANDLORD'S INSTRUCTION TO LET

This agreement is made on 30 October 2026 between {{landlord}} of {{landlord_address}} (the Landlord) and Agenzia Demo (the Agent).

1. Property. The Landlord instructs the Agent to find a tenant for {{property_address}}, {{town}} {{postcode}} (the Property), {{furnished}}.

2. Rent and terms. The Property will be offered at {{rent}} per calendar month, available from {{available_from}}.

3. Service. The Landlord chooses {{service_level}}: let only, rent collection, or full management.

4. Fees. For let only, the Agent's fee is {{let_fee}} plus VAT, payable when the tenancy starts. For rent collection or management, it is {{management_percent}}% of the rent plus VAT, taken each month. Under the Tenant Fees Act 2019 the tenant pays no fees other than permitted payments.

5. Deposit. The tenant's deposit, at most five weeks' rent, will be protected in {{deposit_scheme}} within 30 days of receipt, and the prescribed information given to the tenant.

6. Landlord's duties. Before the tenancy starts the Landlord will provide a valid Energy Performance Certificate, a gas safety certificate, an electrical installation condition report, working smoke alarms on every storey and carbon monoxide alarms where required, consent from any mortgage lender or freeholder, and landlord's insurance.

7. Right to rent. The Agent will check the right to rent of every adult who will live in the Property, as the Immigration Act 2014 requires.

8. Ending the agreement. Either party may end this agreement with {{notice_weeks}} weeks' written notice. Fees for a tenancy already started remain due.

9. Cancellation rights. If this agreement was signed away from the Agent's office, the client may cancel it within 14 days without giving a reason, under the Consumer Contracts Regulations 2013. If the client asks the Agent to start work within that period and then cancels, the client may have to pay for the work already done.

10. Complaints. The Agent is a member of {{redress_scheme}}, which the client may contact if a complaint is not resolved by the Agent's own procedure.
